HOUSE EXTENSION

In order to increase the amount of light in their North London house, one may want to construct a bigger kitchen. Our extension specialists create kitchen additions to the back of the property using the best materials. The Velux roof windows can made the inside of the house appear lighter.

Wrap-around modifications forms a L shape using the back and the side of the home. The local government’s planning approval is always required.

A double-storey addition is a practical choice if you need to expand your home by more than one room because you can use the same foundations and roof for both floors.
A spacious kitchen with a dining area and simple access to the yard might be made with this kind of addition. On the second half, add a guest bedroom, a big family bathroom, an office or even a home gym.
On the side or the back of the house, double-story house extensions are possible. While an addition built onto the side of the house will typically need to have a pitched roof similar to the existing one with the roofline being preferably slightly lower, a rear double-storey extension can have either a flat or a pitched roof.

If your property slopes, you could construct a semi-basement with a portion of the space below the surface. Half basements may typically be easily lit and ventilated since windows and, in certain situations, bi-fold or sliding glass doors, can be added.
You might be able to include a basement extension into the design of a side or rear house addition so that it will be a two-story addition but only rise one storey above the ground level.
For buildings where a standard double-storey expansion is not feasible due to design constraints or planning restrictions, this would be advantageous.

You may add a new extension on top of an attached garage or an older single-story addition to your home. In other words, the name comes from the fact that you are ‘building over’ the current structure.
A few older garages feature single-skin brickwork that cannot support the weight of a building atop them. If so, additional structural work would be necessary to reinforce the old walls before a new addition could be constructed on top of the garage.
If you want to add a second bedroom, office, study, or children’s playroom, this kind of extension project is ideal.

If your attic has enough floor-to-ceiling height, you might easily turn it into a second room by installing a few Velux or other high-quality windows on the roof, resulting in a roof light loft conversion.
If your attic isn’t high enough, you might still add a room by creating as much head room as possible by building a dormer loft conversion or a mansard addition.
You may need to build a hip to gable addition first if your property has a hipped roof, which is a roof with three or four sloped sides rather than simply two.

KITCHEN EXTENSION

A rear extension, as the name implies, extends your kitchen area from the back of your home into the garden area, if sliding glass doors are used to connect your kitchen to the garden. Your new room will be ideal for hosting family and friends if you add an island.

For owners of older Victorian and Georgian homes with side passageways, a side extension is a great option. It can widen the ground floor by three metres, converting a cramped, dark space into a light-filled kitchen-diner. Skylights or glass doors will provide natural light into the house.

A side return and a rear extension are combined to form a wrap-around extension. It changes the shape of your house and offers the maximum room. This kind of home remodelling project is perfect for you if you want a big, light, open-plan kitchen and dining area.

LOFT CONVERSION

You could be just a few steps away from constructing a roof light loft conversion in your home if you have an unfinished attic space with more than half of the floor area having a floor to ceiling height of at least 2.1 metres.
This loft conversion plan is the most economical as it doesn’t require a significant amount of building work, and is frequently referred to as Velux conversions since this brand of windows is frequently utilised in this type of home remodelling project. Starting with strengthening the attic floor, our North London loft conversions experts would then install two to four Velux or other top-notch roof windows. The middle of the attic would then have stairs constructed by our builder or joiner.
If you think a regular staircase will use up too much loft space, a spiral staircase is a great alternative.
Roof conversions don’t need planning permission because the shape of the roof doesn’t alter.

If you need to add an additional bedroom with an en-suite to your house but your attic does not have enough head height, a mansard expansion or a flat roof dormer may be the ideal answer.
These loft conversion plans change the roof structure to provide greater ceiling height by lifting the front or back of the roof. Mansard extensions rise from the edge of the roof at about 70 degrees, whereas dormers are added to a sloping roof at 90 degrees with vertical sides and a flat roof.
While dormer and mansard attic conversions are more expensive than Velux conversions and require more exterior and interior remodelling, they will give you more headroom and design flexibility. If you’re unclear about the best form of conversion or addition for your family or home. We will provide you the greatest attic guidance we can using our highly recommended loft conversions in North London expertise.
For a rear dormer, you might not need planning permission. Mansard and front dormer expansions will need local government clearance.

BASEMENT EXTENSION

You may simply transform a cellar with a ceiling height of at least two metres into a nice basement room by remodelling the interior and adding lighting and ventilation. If you convert your new space into a lounge or sitting area, you may still have enough room to store a few bottles of wine without having to bring the bottle up the stairs ever again.

You might take advantage of the slope on your land by creating a semi-basement with a portion of the new space sitting below the surface. It is much simpler to introduce air and natural light into half basements since windows and occasionally even sliding glass doors can be added. Perhaps you could extend the area into the backyard to add even more extra space.

The entire new space will be below grade when a full basement is constructed. It entails under-structure construction, underpinning, waterproofing, tanking, and excavation. Basements are excellent at absorbing sound, making them the ideal location for home theatres, musical performances or drum practise without upsetting the neighbours.

LANDSCAPING

This patio’s layout creates a trail around the yard by extending on either side of the hedgerow. The stainless steel spherical gives the freshly cut lawn grass a modern touch.

In our client’s property, we put in a brand-new pool and constructed a terrace all around it for easy access. The landscaper then spread the turf across the area and planted trees and bushes.

This fish pond was created and constructed by us for a client in Hampstead. The gorgeous water feature in the Victorian style blends seamlessly with the historical home.
